Hi  Nir,
as a test I setup a CentOS 8.3 cloud VM and exported an NFS share. It worked as expected! Clearly something is wrong with how Ubuntu exports NFS shares regardless of ZFS or other filesystems.  Unfortunately that is where my storage is. =\

Using node and hosted engine makes everything more complicated
and harder to debug.

I would create an engine vm for testing on some machine, and add
this host as regular host. It will be easier to debug this way, since
you don't have to reinstall everything from scratch on every failure.

Once we sort out the issue with the NFS/ZFS storage, using node and
hosted engine makes sense for better availability and saving hardware
resources.

Also, can you explain how to build and configure identical ubuntu storage
server? I can try to test a vm if you give detailed description.

Maybe this an issue with AppArmor?
